Houses

House plans and siting are by Waterford architect Kevin Ruedisueli.  Houses are constructed by Purcellville custom builders John and Josh King of Country Living Associates.

Two models are offered, each two-story, 1800-2100 sq ft, with an open plan and 3-4 BR and 2-3  BA, with  choice of master bedroom on first or second floor.   Both models have full unfinished basements that include roughed-in plumbing for full BA and alternative location for W/D.  Some lots allow a walk-out basement.    Each house includes a detached two-car garage.

Both house models  are currently priced in the low $500K’s.

Building exteriors are designed to be balanced and attractive on four sides, with both entrances inviting, and with porch and elevation conforming to the topography of the lots.  The two house designs are flipped east or west for variation.  The Morrisonville (side wing) is sited on Lots 1, 3, 4, and 6.  The Hillsboro (rear wing) is sited on Lots 2, 5, and 7. 

For a traditional look, low maintenance, and long life, all buildings are constructed with  Hardieplank siding, architectural shingles or standing seam metal roofs, and Andersen windows.   Houses have tiled baths, hardwood flooring throughout, and mahogany porch flooring and exterior steps.

All interiors are designed and all buildings sited to provide southern exposure to most living spaces and maximum roof surface for optional solar energy generation. A heat pump provides heating and cooling, with an underground propane tank for back up heating, water heating, and cooking.  Each house is served by a conventional drain field.

Also offered are designs for a detached two-car garage with loft apartment or a cottage (1BR 1 BA) for studio, home office, extended family, or rental.
